Always use a REALTOR!
A REALTOR is a licensee who is a member of the National Association of Realtors.
When you use a Realtor, you are using a Professional who subscribes to the Realtors Code of Ethics, thus protecting you and is a person using best practices.  Not all agents are REALTORS.  Make sure yours is!

What the MLS doesn't tell you...
A trained and experienced REALTOR can help you with your decison making process.  The MLS does not show you how many days the property you may be interested in has been on the market.  Nor does it show you if there have been any price reductions, or previous fall out from other offers.  The MLS does not know the neighborhood, or the condition of the roof, or pet odors, or schools, or anything that may be specific for your needs...

What a REALTOR does:
All real estate is local.  Always has been, and always will be...
A local agent  is a neighborhood expert and can help you decide what is best for you.
Their knowledge and experience will guide through the complicated process of buying a property.  It is, after all, the most important and biggest purchase most people make.
